Green Demolitions is a company that specializes in finding and selling recycled luxury kitchens, showroom displays and other high-end renovation items that would otherwise be headed for the landfill. Founded in 2005 by Steve Feldman, a recovered addict, the company was created on the basis of “giving back” after his life was given back to him 27 years ago through an addiction recovery program. Feldman's idea to start the company initially came about when he drove by the former residence of Farah Pahlavi, the Last Empress of Iran – a 10,000 square foot Rockefeller Mansion that was undergoing a demolition. His concept was based on a simple principle: he'd rather earn the money rather than ask for it. The company has since become America's leading recycler of luxury pre-owned kitchens and showrooms displays.

In 2012, Feldman started Renovation Angel, the official donation program of Green Demolitions. Renovation Angel allows the donor to give back a portion of the proceeds to a charity of their choice. Proceeds earned from selling recycled luxury materials support non-profit organizations and life-changing outreach programs in the areas of: youth-at-risk, addiction recovery, job creation, and social entrepreneurship.

Since 2005, Green Demolitions and Renovation Angel have recycled over 4,500 luxury kitchens and awarded over $2 million in proceeds to non-profit projects and charities. To date, the company’s kitchen recycling program has diverted over 25 million pounds of waste from landfills and has created over 14M jobs.

How it works...

Kitchen Evaluation

Find out if your luxury kitchen qualifies for the Renovation Angel program. It is easy to submit information online including pictures, brands, approximate age, condition, etc.

STEP 2

Complete Inspection

Kitchens that qualify are inspected by Renovation Angel’s experienced professionals. The inspection includes a detailed assessment of brands, size, and condition.

Proposal Stage

Renovation Angel gives you an overview of the financial upside:
Full tax deduction and savings
Professional insured removal, pack, and transport
Disposal cost savings

STEP 4

White Glove Removal

Our free, professional, insured white glove removal, pack, and transport is completed in one day. Your home is protected and left clean swept.

STEP 5

Project Completed.

Donor receives paperwork providing a full tax deduction.

As of the end of the 3rd Quarter, there are 232 properties for sale listed above $1,000,000. This is up from 114 properties at the same time last year, an increase of 103%. During the 2nd and 3rd Quarters, a total of 124 houses that were listed above $1,000,000 sold. This equates to an 11.2-month supply of houses for sale based upon trailing 6-month absorption. At this same time, last year, there was an 8.7-month supply. Anything less than 6 months is a “seller’s market” and anything over 9 months is a “buyer’s market”. In 2016, we have made the transition into a buyer’s market. While prices are still up year over year, the farther we move into a buyer’s market, the more pressure that will place on pricing. Coral Gables remains one of the healthiest luxury markets in South Florida, with many other markets showing well over a one-year supply of housing inventory. Houses priced properly will sell, but the average house will take longer to sell today than it would have at the start of the year.

I’ll admit that I’m a snob when it comes to drinking beer these days. I prefer my beer in a glass and would rather have a water than a Budweiser or Bud Light (or just about any other comparable beer). That being said, I’ve been happy to see Miami evolve as a beer-drinking town and have more breweries offering local craft beers beyond just Titanic in Coral Gables and The Abbey on Miami Beach (which doesn’t brew on-site).

If we break Pinecrest out into three separate submarkets (North, Mid and South), we see the following:

The submarket has 64 active listings, up from 55 in the second quarter. If we go back to the 3rd quarter of 2014, North Pinecrest had only 29 active listings. During that same time (3rd quarter 2014 versus 3rd quarter 2016), the average days on market has jumped from 103 to 169 days. The average sale price per square foot has also increased from $372 to $402 in the last two years, a modest increase of 6%.
